How it is calculated
Occupied rentable units divided by all rentable units, for the period. Where you rent by the bed, beds are the unit.

A room blocked for renovation still counts in the denominator. Before concluding demand fell, check what was blocked.
Comparing periods honestly
Compare the same buildings and the same unit type over full periods. A portfolio that gained a building mid-year will show a dip that has nothing to do with demand.
