Renting by the bed in shared rooms: creating beds and what becomes required once a room has them.

Before you start
Only add beds to rooms you genuinely rent per person. See the decision table in Properties overview.
1. Create a bed
Open the form
Go to Properties → Beds and press (+).
Fill in the fields
Champ Obligatoire Description Building and room Oui The room the bed belongs to. Name Oui How the bed is identified, e.g. "Bed 1", "Upper A". Repeat for every bed in the room
Occupancy is counted per bed, so a room with three of four beds filled is not "occupied".
2. What changes once a room has beds
As soon as a room has active beds, the bed field becomes required on leases, reservations, invoices and short-term bookings for that room. Forms for that room will not save without it.
- A lease is signed against a bed, not the room.
- Shared services for the room are split across occupied beds by the rule set on the service.
- Vacancy and occupancy reports count beds, not rooms.
3. Splitting shared costs
Decide how shared electricity and water are split before the first invoice: evenly across beds, or by occupants.
Changing the split rule later does not recalculate invoices that were already issued.
