Reservations

Before you start#

• The room is free for the period you are holding.
• A payment account exists — it is required on the form, because a reservation records money. See Payment accounts.
• The tenant record exists, or will be created from the lead.

1. Create a reservation#

1. Open the form

   Go to Leasing → Reservations and press (+), or convert a lead.

2. Fill in the fields

   Building	必須	Determines the rooms offered.
   Room	必須	The room being held.
   Bed	任意	Required when the room has active beds.
   Tenant	必須	Who is holding the room.
   Payment account	必須	Where the holding deposit is recorded.
   Payment period	必須	How often the future lease will be billed — monthly, quarterly, and so on.
   Deposit	任意	Amount taken now.
   Total deposit	任意	Full deposit agreed, if it is being paid in parts.
   Deposit months	任意	Deposit expressed as a number of months' rent.
   Check-in date	任意	When the tenant intends to move in.
   Deposit date	任意	When the money was received.
   Rent price	任意	Agreed rent, carried into the lease.
   Promotion	任意	Discounted months and discounted price, if agreed.

3. Save

   The room shows as reserved on the property layout and is blocked for other leases and bookings.

2. The holding deposit#

Never record a holding deposit as a payment against a future invoice. The invoice does not exist yet, and the money is not revenue until the terms say it is.

When the lease starts, the amount transfers to the lease deposit. See Deposits.

3. Close the reservation#

Always set an expiry. A hold with no end date quietly removes a room from your available stock for months.
